Position: Property Accountant / Senior Property Accountant
Location: Toronto (Hybrid)
Compensation: $80,000 – $90,000 (Based on Experience)We’re currently hiring for a Property Accountant role in the Toronto area on behalf of our client. Whether you’re an entry-level commercial property accountant just getting started or someone with more experience looking to take on senior responsibilities, this role could be a great fit for you! The position offers a hybrid work arrangement, and you’ll have the chance to make a real impact within a fast-paced, dynamic team.As a Property Accountant, you’ll manage accounting functions for a retail real estate portfolio. The role will focus on accuracy, attention to detail, and strong communication skills to ensure smooth operations across the team.Key Responsibilities:

  • Perform monthly financial reporting, including month-end close, variance analysis, bank reconciliations, and tax filings (GST, QST, etc.)
  • Prepare quarterly audit packages and work closely with auditors as needed
  • Draft annual financial statements and prepare cost statements
  • Handle operating cost calculations, CAM (Common Area Maintenance) recoveries, and realty tax billings
  • Prepare and maintain operating and capital budgets, as well as quarterly re-forecasts
  • Assist with integrating new property acquisitions
  • Support ad-hoc projects and other duties as needed

Key Requirements:

  • Junior Candidates: If you’re newer to commercial property accounting, we are looking for candidates with some entry-level experience in the field. You may have gained exposure to financial reporting, CAM recoveries, or budgeting and are eager to take on more responsibility.
  • Senior Candidates: For those with more experience, we are expecting a solid background in month-end processes, reserves, CAMs, and the ability to work on complex reporting. Experience with budgeting, reserves planning, and loss forecasting would be a plus.
  • Bachelor’s Degree in Accounting, Business Administration, or a related field
  • Progressing toward or already achieved a professional accounting designation (CPA preferred)
  • 1-3 years of accounting experience for junior candidates; 3+ years for senior candidates, ideally in property or real estate accounting
  • Strong proficiency in Microsoft Excel
  • Experience with ERP systems, preferably Yardi (asset)
  • Excellent communication and interpersonal skills
  • Ability to build positive relationships and manage multiple tasks while meeting deadlines
  • Flexibility to travel to properties when required
