The Senior Project Manager is responsible for the project management of a portfolio of Workplace projects (a variety of corporate office premises), and reports to the Director, Program Management & Construction.

He/she is the Bank’s front-line initiator of communication with internal Bank groups to achieve consensus decisions for the portfolio and project strategies and the lead executor to realize these objectives on a timely and value effective basis. The incumbent is accountable to ensure that the premises are designed and constructed in accordance with the location and business requirements of the user groups and the objectives and standards of the Bank and in a cost-effective manner. The Senior Project Manager must also hire, manage, and motivate a team of external consultants and vendors (including architects, engineers and general contractors, etc) to ensure timely delivery.

The incumbent must ensure that the delivery of service is consistent with Bank standards and procedures, to customers, branches, Executive Offices’ departments and subsidiaries, as well as ensure the practice of the Bank’s Guidelines for Business Conduct.

Accountabilities: * Provide timely, value effective, design and construction strategies, such as the determination of annual construction programs, and advise in accordance with the business needs of line banking or service support groups.

  • Manage a large and diversified portfolio of real estate projects and ensure all projects are completed on time, within budget and in accord with Bank standards.
  • Hire and manage a team of design and construction experts, including architects, engineers, contractors to cost effectively meet project objectives.
  • Negotiate and execute agreements and contracts to maximize value and protect and optimized the Bank’s position in awarding of tenders or contracts.
  • Coordinate and provide timely and informative feedback on status of real estate projects and recommendations for any issues or opportunities to Executive, Senior Management, business units, design, leasing and/or asset management, facility management, and construction teams, etc.

Requirements:

  • The Senior Project Manager performs an important role in being accountable as the front-line initiator, integrator, and delivery manager of high volume of construction and design work for the core Bank branch franchise and associated Line/Head Office functions. This large workload demands good management and performance executive, as real estate matters have many inherent issues which require resolution within rigid timing parameters for a geographically widespread portfolio of locations in which price and scope of work are subject to negation, markets differ, reliable information is not always available and landlord, contractors and consultant interests complete. The achieved results affect the Bank’s going forward business plans, by virtue of cost, operational design and efficiencies and Bank image – all affect the bottom-line profitability as these decisions affect branch performance and cost.
  • The incumbent must have advanced knowledge of design, construction and business practices in order to adeptly manage the complexity of property issues in the context of providing real estate solutions for the Bank’s representational, operational and business initiatives. Also, a capacity for cross-functional and multi-disciplinary work, and a complete understanding, with strong execution, of construction and design; negotiating tactics and strategies; quantitative analytics, technology; legalities; municipal development processes; property taxation; finance and accounting is critical. This know how is required to initiate, establish, co-ordinate, manage and execute the real estate process to obtain desired results, since implemented construction and design solutions have a long term space and financial impact on the Bank.
  • Strong human relations skills are essential. The incumbent must initiate contact and build communication loops with Bank user groups to assemble cross-department interests and achieve consensus strategy decisions. As well, he/she must manage a team of design and construction consultants, often with competing interests. Professional, persuasive, but tactiful, negotiating ability and mutual sensitivity are critical and fundamental skills. Autonomy is expected as self-initiative is required to deal with most situations, but within the broad parameter of Senior Management policy directives./strategies, and concurrent with team conduct to work with colleagues won related issues and to share knowledge.
  • The incumbent requires self-initiative, curiouisty, resourcefulness and strong organizational ability to manage a diverse range of interests and issues. Excellent oral and written communication skills are also required to make verbal presentations and prepare report recommendations. Knowledge and experience with personal computer hardware and software is necessary to prepare reports, correspondence, budgets and schedules. A high level of energy, enthusiasm and commitement is also necessary.

Education/Other Experience:

Architecture, Engineering, or equivalent real estate education.
